How to use this tool
Enter the rental address and parties, then choose Move-in. Work through each room to record a condition rating, precise observation and optional photo. Download a JSON backup, reopen it at move-out, and record the second walkthrough. Review worse-condition flags before printing a report.
Quick steps
- Record the property details and complete a room-by-room move-in walkthrough with photos.
- Export a full JSON backup to protect the baseline, then return later to fill the move-out observations.
- Review condition-change flags, print or save the comparison as a PDF and export a CSV if needed.
Practical tip
Photograph existing defects at move-in from wide and close angles. Download and safely store a full JSON backup, since browser storage can be cleared. Condition changes need human review and do not prove responsibility under tenancy law.
Common questions
Can I make both move-in and move-out inspection reports?
Yes. The same report keeps separate ratings, notes and photos for each visit so you can compare them and print a combined condition record.
Are photos uploaded or stored in an online account?
No. Your entries and resized photographs are processed in the browser and saved to on-device IndexedDB where available. Download a full JSON backup before deleting browser data or switching devices.
Can I download a PDF inspection report?
Choose Print / Save PDF and select Save as PDF from your browser's print dialog. The printable report includes both stage records, attached photos and blank acknowledgement signature lines.
Does it decide what is ordinary wear or security-deposit damage?
No. It highlights records with a worse move-out condition, but does not decide responsibility, fair wear and tear or deposits. Review the lease and applicable local laws.
Can I customize rooms and inspection items?
Yes. Use the default room-by-room checks or add and remove rooms and fixtures as needed, up to the limits shown in the tool.
Can I send a spreadsheet of my inspection?
Download CSV for text observations and comparison flags. Use the full JSON backup to preserve photos and restore an editable report on another device.
